Software and AI for estate agents, lettings teams and surveyors — automating the admin that eats the week. For NicheCom we prototyped an iPad app that lets surveyors draw a measured floorplan in a single site visit.
Solutions we've built power teams at:
Estate agencies, lettings teams, surveyors and developers run on the same handful of workflows. These are the ones we build software for — and the ones we've already shipped.
Purpose-built apps for the people walking the property. For NicheCom we prototyped an iPad app for their field surveyors to draw measured floorplans on site — paired with Disto laser measures, exporting a clean, branded PDF before the surveyor leaves the property.
Software that tracks the deadlines a lettings book runs on — gas safety, EICR and EPC renewals, deposit registration, tenancy renewals — and chases the paperwork automatically, so nothing expires unnoticed and your negotiators spend their week letting property, not diarising certificates.
Search-and-listings products for proptech founders and agencies. We built Bryck's platform for searching, shortlisting and following homes — admin editor and backend included — and a system that gave property developers a shop window for every unit in their pipeline, with agent access, approvals and reservations.
Most agencies re-key the same property into a CRM, a portal feed and an accounts package. We build integrations that let you enter a listing or a tenancy once and have it flow through to the portals and systems you already pay for.
Three of our property projects: a prototype iPad app for NicheCom's field surveyors to draw measured floorplans on site, Bryck's search-and-shortlist platform for buyers' agents, and a showcase where a property developer published its developments and units for agents to take to market.

The enthusiasm, understanding of our mission, and passion from the first few minutes of the call were the deciding factors in choosing CodeLeap. Within 3 months of our app launching, we had over 1,500 downloads, appeared in leading publications from Forbes, The Metro, Marie Claire, Women's Fitness and many more, and started raising further investment.
They are incredibly diligent in the quality of work they produce, and go above and beyond when it comes to solving issues faced within the project, and to ensure we meet strict project deadlines. You never feel like you are one of many clients, and they ensure they are always there to help with any need you have, no matter how big or small.
CodeLeap made me feel like my options were limitless in terms of what could be achieved, which was critical to me as we were creating something very unique. I'm glad I chose Codeleap over a large corporation as the personable approach resulted in a smooth and pleasant experience.
Working with CodeLeap was a very good experience from both a professional and personal point of view. These people know what they are doing and are both efficient and clever and made a good partner. I wouldn't hesitate to recommend CodeLeap.
CodeLeap adds so much value and goes above and beyond what I expected. CodeLeap's team is very flexible with all the different requests we've put in front of them. They've also been great with the whole business side of things, and being able to forecast for this industry is really helpful. Overall, I'm completely satisfied with their work — they've been incredibly helpful.
Their flexibility and focus on quality were outstanding.
Marcelo has been wonderful throughout the process and we are very happy.
Absolutely FANTASTIC. This is very much what I had in mind. We're very pleased with your team, thank you all very much.

Yes — that's typical of the work. The portals publish feed specifications, and most agency CRMs and property-management systems expose APIs; we build against them so a listing or tenancy is entered once and flows everywhere it needs to. Before we quote, we verify exactly what your specific systems allow, so the fixed price reflects reality rather than optimism.
This is exactly what software is good at. Every certificate has an expiry date; a compliance tracker holds them all, warns you well before each one lapses, chases contractors and tenants for access, and keeps an audit trail per property. It replaces the spreadsheet someone updates when they remember — which is how deadlines get missed in the first place.
Often it isn't, and we'll tell you when. Bespoke earns its place where the CRM stops: a workflow specific to how your agency operates, a tool your competitors' software will never offer, or the glue between systems that don't talk to each other. We usually build alongside the CRM you already run rather than replacing it.
Yes. For NicheCom we prototyped an iPad app that lets field surveyors draw measured floorplans on site. We also built Bryck's property search platform, a showcase where property developers published their unit pipeline for agents to reserve against, and Fix My House, a homeowner–contractor marketplace with milestone payments. We've been building software since 2019, with 50+ projects delivered and a 4.9 rating on Clutch.
Smaller, focused builds like these start from £5,000, with the price fixed and agreed before work starts. A tracker or a single integration is usually quicker than our typical three-month build; a full platform — a listings product, a surveyor app — sits at the larger end. The code and IP are yours once the work is paid for.
We automate the admin around them. Referencing and right-to-rent checks run through the providers and government schemes you already use; what swallows your team's time is the chasing — collecting documents, sending reminders, recording outcomes, restarting when an applicant goes quiet. That workflow is software's job, and it's the part we build. The checks themselves stay with the accredited services.
A small, experienced team of designers, engineers and problem-solvers working closely with you from first idea to final delivery.
